Purchasing Property in Nevis
In order to purchase property one must apply under the
Aliens Land Holding Ordinance for License to buy.
On application the prospective purchaser must:
a) Identify
the property/land he or she intends to purchase
b) B)
State the purchase price
c) C)
Swear and submit an affidavit of character.
Cost
The license fee is equivalent to 10% of the purchase price
of the property.
Total costs may be summarized:
- Alien
Land Holding License - 10%
- Transfer
Tax - 6%
- Surveyor
Fee - 2%
- Legal
Fees - 2%
(Including assurance fund & registration fee)

Taxes
Property tax is based on the assessed rental value of the property and charged at 5% per annum.
On St. Kitts-Nevis there is no income tax and no restriction on the repatriation of money.
