Purchasing Property in Nevis
In order to purchase property one must apply under the Aliens Land Holding Ordinance for License to buy.
On application the prospective purchaser must:

a)      Identify the property/land he or she intends to purchase

b)      B) State the purchase price

c)      C) Swear and submit an affidavit of character.

Cost
The license fee is equivalent to 10% of the purchase price of the property.
Total costs may be summarized:
  • Alien Land Holding License - 10%
  • Transfer Tax - 6%
  • Surveyor Fee - 2%
  • Legal Fees - 2%
(Including assurance fund & registration fee)

Construction Services
Nevis is noted for its excellent stone masons and craftsmen. The contractors can reproduce and design. Costs vary depending on location, material, design, etc. but the average figure quoted is uS$75.00 per square foot.

Taxes
Property tax is based on the assessed rental value of the property and charged at 5% per annum.
On St. Kitts-Nevis there is no income tax and no restriction on the repatriation of money.
