PRESS RELEASE

BRADES, Montserrat, November 22nd, 2011 – The 60-day consultation on the draft Physical Development Plan for Montserrat is just about halfway and comments are coming in about the proposed recommendations.

According to information from the PPU, some of the issues raised include:

    ·         The need to ensure flexibility for commercial development across all Local Area Plan areas rather than in specific areas

    ·         The need for a street lighting policy, particularly in village centres

    ·         A memorial park to be incorporated into the Little Bay and Carr’s Bay developments

    ·         The need for a Local Area Plan (LAP) for the beachettes area so that all relevant policies are all in one place.

    ·         Concern over the building height regulations and housing density standards

    ·         More specific policy needed on waste management (although this is perhaps beyond the reach of the PDP)

The Physical Development Plan 2012-2022 is a land use planning framework and a strategy for infrastructure development. It will influence planning application decisions and will guide the overall development of Montserrat over the coming years.

It will be the start for some exciting new community projects such as a proposed local market in Salem and will help to guide development for tourism, housing, agriculture and industry. The PDP provides a framework to deal with issues including land use conflicts, protecting environmental resources, providing more recreational and community space and reducing utilities costs and minimising the risk of natural hazards through building design.

The team is still interested in receiving suggestions for improvements to the document and land use policy. Copies of the draft Physical Development Plan can be seen at the Montserrat Public Library, LIME, at the PPU office in Brades and online at www.ppu.gov.ms.

The PPU website is a useful tool to allow as many people as possible in Montserrat and abroad to see and review the document or the relevant sections, such as the Local Area Plans. Comments can be submitted online at ppu@gov.ms or at the library and the LIME office in Sweeney’s.
